Rent and invest vs buy

Closing costs raise the cash locked up by a 20% down payment on a typical US home to $78,185. With a portfolio return of 8.3% a year, the cash reaches $137,000 in 7 years.

The largest hidden cost of rent and invest vs buy is the return your upfront cash could make elsewhere. For a typical $332,700 US home, a 20% down payment and closing fees tie up $78,185 on day 1. Once the money goes into the house, you can't invest it. If you put $78,185 in a fund earning 8.3% a year, it earns $541 monthly in year 1. The lost earnings raise an owner's actual monthly cost to $2,950, while median rent is $1,413. In 580 of 813 US cities, renting comes out ahead over 7 years.

How much does a down payment cost when you buy?

Buying a home means giving up what your upfront savings could earn later. This is what economists mean by opportunity cost, the possible return elsewhere if you hadn't put the money into a house.

For a $332,700 home, the 20% down payment is $66,540. In addition, buyers pay 2% to 5% of the price in closing costs. We use 3.5%, which comes to $11,645. Altogether, you pay $78,185 on day 1.

Compound interest benefits renters who leave their $78,185 invested. You receive returns on your initial cash and the gains it has earned so far, as the SEC explains. With an annual return of 8.3%, $78,185 reaches $137,000 after 7 years, $259,000 after 15 and $855,000 after 30. It earns $6,490 in year 1 alone. That's $541 each month. Use the SEC compound interest calculator to check your own return.

Is it better to rent and invest or buy?

Across 71% of the 813 cities we track, you end up richer after 7 years by renting and investing. In most markets, an owner's monthly expenses are much higher than rent.

A typical US mortgage at 7.24% requires a payment of $1,814 each month. Tax of $261, insurance of $109 and upkeep of $277 bring monthly cash costs to $2,461. Owning costs $2,950 a month, compared with $1,413 rent, after including the $541 monthly opportunity cost and buying fees spread over time.

Ramit Sethi, a finance writer, told CNBC that he made more money by renting than he would have made by owning. That habit has support in the long record. From 1928 to 2025, stocks grew 10.0% a year, based on NYU Stern's historical data. Real estate grew by 4.2%.

Why is this cost missing from the rent vs mortgage comparison?

Your mortgage bill tells you what you pay the bank, but it doesn't show the return your locked-up savings failed to earn. No bill arrives for stock gains you miss, so buyers ignore this cost.

Ben Felix says the comparison is flawed because a loan payment and rent measure different things. The fair measure is rent compared with unrecoverable housing spending, or money spent without any return.

For a typical home in year 1, interest makes up $1,599 of your $1,814 payment. Just $215 lowers the loan. Your unrecoverable bill includes interest, taxes, insurance, upkeep, closing fees, plus the down payment opportunity cost. Taxes on rent and invest vs buy

Federal tax rules give homeowners an advantage when they cash out their gains. If you make a profit by selling stocks from a regular account, you owe capital gains tax on it.

For most people, the top federal rate on gains held for more than a year is 15%. The tax break for homeowners is much larger. When you sell your main home, single filers may exclude up to $250,000; married couples filing jointly may exclude up to $500,000.

Neither option is taxed in our model. A renter who invests in a taxable account loses a little of the stated advantage when selling shares.

Cities and timelines that favor buying vs renting and investing

Over 7 years, 176 of 813 US cities favor buying, while 57 are toss-ups. You come out ahead by owning when home prices are low compared with rents, you stay longer or you don't invest.

A renter wins only by investing the down payment and monthly savings every month. If you spend that difference instead, forced mortgage savings would leave you with more money. Stocks also fall hard in bad years. In 2008, US real estate dropped 12.00% as the S&P 500 fell 36.55%. Panicky selling wrecks the renter's calculation.

Since 2006, rents have risen 3.5% a year, while a fixed loan payment stays flat and helps buyers over time. The median break-even point is year 10. In 134 cities, owning never catches up within 30 years. Test your plan with these 3 steps:

  • Find the 7-year verdict and break-even year for your area in our city pages.
  • Enter your savings and length of stay in the rent vs buy calculator.
  • Set up an automatic transfer to your fund when rent is due, so you invest the difference.

Objections, crossed out

  • A house lets you use borrowed money to multiply your gains.

A 20% down payment provides 5-to-1 borrowing power, but that advantage works in reverse when prices fall. The rest of the price also carries 7.24% interest, which we test in our house investment analysis.

  • You can't live inside an index fund.

You don't have to do that, because your monthly rent provides your roof while your index fund grows without interference. Both choices give you a home and a way to build wealth.

  • My landlord will raise the rent every year.

Starting in year 1, our model already includes 3.5% annual rent growth. Even so, at the median, owners need 10 years to catch up from a starting monthly cost of $2,950.
